The Ministry of Lands of the Government has recently launched a service called Eporcha. They have introduced the eporcha.gov.bd website for this purpose. This is the official website from where you can conveniently find out the land records, deeds, and ownership. By this, you can view any ledger, including CS, SA, RS, and also apply for a certified copy on this website.

There is also a facility for getting an instant online copy of any ledger free of cost. Most importantly, the website can be easily viewable from outside of Bangladesh as well. Thus if you are out of the country, you can find out your land information without any hassling from this website.

What is Khatian Number?

Some unique numbers are used for assigning to each ledger. By using it, each ledger is identified separately. In this way, one can easily identify the ledger with the ledger number. Basically, a landowner owns his lands under a mouza.

This mouza is further collected together and added to the same ledger. In short, the ledger signifies such unique numbers that are used to easily identify the land owner.

In Bangladesh, there are about four kinds of ledgers used. Like:

1. CS Khatian. (Cadastral Survey)

• At first, visit https://eporcha.gov.bd/khatian-search-panel
• To the next window, you will find several queries that you have to select.
• First of all, select your own division from the division selection option.
• Then, choose the district of your own from the next option.
• Now, you have to select the ledger type from the following ledger selection menu.
• Select the Upazila to which you belong.
• Now choose the name of the mouza
• Then, select the Khaitan number if you have that. Enter the number.
• If you have a spot number, select it and enter the number.
• Also, if you have a land ownership name, you have to mention it.
• If the land is your father or brother, you have to select it.
• Next, write the captcha by following the code from the left side.

• Then, choose the right Khaitan type from the following section.
• Choose your Upazila and mouza.
• After then, you will find 4 options. Khatian No, Dag No, landowner name, or father/husband name. Choose any one of them and enter the related data.
• Finally, enter the captcha code and click on the “অনুসন্ধান করুন” button.
• When done, you will see “দাগ” No & “মালিক / দখলদার” Name List.
• You have to click on the “আবেদন করুন.”
• To the fowling window, select “Online Copy.”
• Complete all the asking information like NID number, birth date, mobile number, and address.
• Press next. It will redirect you to the PDF download option. From where, you can easily download your porcha copy without any charge.

Download Certified Copy:

The online downloaded porcha copy is not certified. That means you can’t use this for normal activities. It is E-porcha, and it will be able to provide you with enough benefits in several cases. In this situation, you have to collect the original land coy from the land ministry.

But when you are applying for the land ledger, be sure you are selecting the option of getting the ledger from the application form. You have to pay the charged amount to get this certified copy. When the paying is done, the Ministry of Land will send you the certified copy to your home by post after the specified time.
